Network Space has submitted a full planning application to Knowsley Metropolitan Borough Council for the regeneration and redevelopment of an initial phase of the former Sovereign Distillery site on the Huyton Business Park.
Now known as Sovereign Industrial Park, the planning application covers approximately half of the 28 acre site. The scheme comprises the delivery of two new industrial units of 29,600 sq ft and 22,300 sq ft to the north of the site and the selective demolition and refurbishment of existing buildings to create an 87,400 sq ft single unit, along with a terrace of six units of 7,700 sq ft each.
Providing space suitable for a wide range of industrial, distribution and trade uses, this initial £15 million phase will deliver a total of 195,000 sq ft of employment accommodation.
The proposals have been developed with the highest sustainability credentials in mind. Existing buildings will be re-purposed where possible, with additional landscaping introduced to enhance biodiversity opportunities whilst electrical vehicle charging and other green credentials will feature across the scheme.
In addition to creating construction jobs, the development is capable of accommodating up to a 400 strong workforce once completed, as the property evolves from its distillery background to one that supports new and existing SME and other businesses.
Network Space acquired the 28 acre site in March 2021. It was the former headquarters of Halewood Artisanal Spirits PLC, a family-owned producer of world-famous artisanal wines, spirits and beers which operated from the site since 2000 before relocating its operation to Chorley.
Joe Burnett, Development Director for Network Space, said: “This is a high-profile, exceptionally well-located site and, through this part demolition, part refurbishment and part new build strategy, we intend to deliver a multi-let industrial and logistics estate, perfectly suited for a wide range of occupiers.
“Where possible, we are seeking to reduce the development’s embodied carbon by retaining and repurposing existing buildings on the site, rather than a complete knockdown and start again approach which is less sustainable.
“The phase will deliver almost 200,000 sq ft of new employment space which will have a positive impact on economic development and regeneration within this part of Knowsley, attracting inward investment and creating much needed job opportunities following the relocation of Halewood, who were a key employer within the borough”
The self-contained site is located adjacent to the M62/M57 intersection, providing easy access to the entire Liverpool City Region, Manchester and beyond.
